Basic requirements:
Be a first time home buyer which is defined as not having ownership in  a home for the past 3 years. Have a 640 or higher credit score. Meet all other credit requirements, call for details.  Have an annual income that is at or below the maximum income allowed for this program.  Income guidelines are based on family size and county, call for details. Purchase a property at or below the sales price limits.  The limits vary by county, call for details. Be willing to take an 8 hour first time homebuyer course, either on-line or in a live classroom.

If this sounds like you, we have the solution!  The California Housing Finance Agency, also known as CalHAFA, offers new programs designed for just this situation. The first time home buyer program provides help to those that earn enough income to qualify for a monthly mortgage payment but just haven’t been able to save enough money for the traditional down payment and closing costs required.  This new program provides financing of up to 105% of the purchase price of the home.  This is enough to finance the price of the home as well as most, and sometimes all, costs involved when buying a home.**
**The example financing and cash required to close of $1,000 is based on a sales price of $250,000 with a combination of three loans.  The first loan is a 3% down, conventional loan with a term of 30 years and a fixed rate of 4.625%, APR 5.393%, of 360 equal payments of $1,246.79.  The second loan allows you to finance an additional 3% of the first loan amount plus an additional $6,500 and is at a rate of 0%, 0% APR, with no required payments until the home is sold or the first loan is paid in full.  The third loan allows an additional financing of 3% of the purchase price and is a 30 year term with a fixed rate of 3.25%, APR 3.35%, with no required payments until the home is sold or the first loan is paid in full.
